Graduated with my Master's Degree in Public Policy and Administration!!!

I have a list of goals. Small goals, big goals, and BIG goals. And about 5 years ago, I set a BIG goal for myself. I decided to work toward a Master's Degree in Public Policy and Administration (MPPA).

Why? My friends and family all asked me this. I did not have a clear answer other than the fact I had a deep interest in housing policy issues thanks to my involvement in the Sacramento and California Associations of Realtors, and I felt I wanted to deepen my understanding of policy analysis. [Analysis and advocacy are two very different things.] And to answer the question everyone seemed to ask: NO, I AM NOT changing careers. I continue to be a full-time, top-producing Sacramento real estate broker. I am perhaps just a smarter, geekier realtor now.

I earned my Bachelor's Degree in Spanish with a minor in Ethnic Studies back in 2001 -- a far cry from the study of Public Policy and Administration. Before I could even apply to the MPPA program, I had to enroll in prerequisite coursework in Economics, Government, and Statistics. So in the spring semester of 2014 I enrolled at American River College and for the next three semesters knocked out those classes. I applied for the MPPA program and was accepted, and in the fall semester of 2015 started the MPPA program at California State University Sacramento

Initially I felt like a fish out of water - generally I was a bit older than most of the other students in the program, and most of the other students worked for public agencies, in legislative offices, or were lobbyists. Thankfully, they all were my nerdy kindred spirits and we all had a love for policy. I fit right in.

Not only did I fit right in, but as it turns out, I really excelled in my coursework. I took classes in applied economic analysis, public administration, quantitative analysis, urban policy, research methods and more. I wrote papers on all sorts of nerdy policy topics ranging from homelessness, the supply and demand of labor markets, short-term rentals and the sharing economy, organizational performance metrics, homeownership rates, and determinants of home value. I wrote my thesis on the positive and negative spillover effects associated with the growth in numbers of Homeowners Associations in Sacramento County. It was a lot of hard work and I loved every minute of it. 

I liked it so much that I got involved in the Graduate Association of Students in Public Policy and Administration (GASPPA) and served as Treasurer for 2017-2018. The Faculty asked me to sit on the hiring committee for a new faculty member, which was a really interesting experience. My professors encouraged me to submit my research on Homeowners Associations to different student research symposiums, and I ended up presenting my research in three separate events, which was really awesome. 

And the craziest part...I had the highest GPA in my program at 3.97 (darn that one A-). The faculty of my department selected me for the 2018 Cristy Jensen Award, named for the founder of the MPPA program. And last but not least, the Dean of the College of Social Science and Interdisciplinary Studies named me Graduate Student of the Year for 2018 for the SSIS Department. And I graduated "with Distinction". 

So May 18, 2018 I walked across the stage at the Golden 1 Arena. What a ride! I can't say enough great things about the program, faculty, and my fellow students. It was a lot of work, and during my 1.5 years of prerequisites and 3 years in the MPPA program I managed to do all that and remain a top producing Realtor. In fact if anything I just got busier while I was in graduate school.

So now what? Well I am maybe the nerdiest Realtor in Sacramento. And being done with school, I have more time on my hands for something - I guess my next BIG goal, whatever that turns out to be.

Lady Bird - Greta Gerwig's love letter to Sacramento (and did you notice she visited a Dunnigan Realtors open house!?)...

I have seen the movie Lady Bird twice...and not only is it a great movie, it paints a lovely portrait of Sacramento. What Sacramentan doesn't love the Fabulous 40's neighborhood? The McKinley Park Rose Garden? The Tower Theater? Gunthers Ice Cream? The Raven? You know you love the dirty bird. I could go on...

I am a little older than the Lady Bird character, who was a senior in high school in 2002 (I graduated in 1996), but I can totally relate to wanting to get out of Sacramento at that age. 

I didn't, and ended up attending California State University, Sacramento and graduated in 2001. I left Sacramento as soon as I graduated from college though, and moved to San Jose, CA for exactly one year (a 12-month lease where I rented a 10x10 room in a house for $800/month...I hated it there) before moving back as quickly as I could in late 2002. Thankfully my employer at that time allowed me to telecommute from my Sacramento home. I obtained my real estate license a couple years later and the rest is history. And Sacramento has grown up a lot in that time. Candidly, I love it here.

One scene in Lady Bird that caught me completely off guard is that they visit a Dunnigan Realtors open house! I loved that. So cool and unexpected. 

It was also cool to watch the Golden Globes this evening, see Lady Bird win Best Musical/Comedy, Saoirse Ronan win Best Actress Musical/Comedy, and to hear Greta Gerwig thank Sacramento for giving her wings was the icing on the cake.

I finished a 50k run! I am officially an "Ultra Runner" now...

In my never-ending quest to make sure that my shoes never fit and that my feet never look good in sandals again, I finished my first ultra run this weekend: a 50k! A 50k is approximately 31.07 miles, which is about 5 miles longer than a marathon. Why on earth did I do this? Honestly, I finally caved to peer pressure from my hard core running friends. I have completed several marathons, and they all would joke around and say "oh, it's only 5 more miles!" Whatever. I caved. I participated in the "Jed Smith 50k" which is an annual event by Sacramento's own local Buffalo Chips Running Club. For added fun, my husband also completed it, albeit a little faster than I did. This race was a nice flat local course along the American River Parkway, starting at the La Riviera access and doing a circular loop over by the Sacramento State campus and back. My next big run is another 50k, coming up in May. That one is in Almaden Quicksilver Park in San Jose, and the terrain is mountainous. Yikes!

Sacramento Holiday Gift Giving Guide...are you giving back to our local economy and small businesses?

For the last few years in December, I have written blog posts about gift ideas from local Sacramento businesses to give to your favorite resident for Christmas, Channukah, or whatever else this holiday season. If your holiday festivities involve gift giving, there are many local Sacramento gifts you can give! Here are my top 12 gifts that will make any Sacramentan's holiday, at any age or budget:
  • A 5k Run Training Program at Fleet Feet; the gift of fitness is a gift that keeps on giving! This super cool running store has a few locations in the Sacramento area (Downtown, Fair Oaks, Roseville, Davis) and offers several training programs for different levels (5k, half marathon, marathon, triathlon, etc). Their store locations offer a huge variety of fitness apparel too like shoes, synthetic socks, nutrition, etc. Estimated cost: $89+
  • A membership to with the American River Parkway Foundation; another gift that keeps on giving! The parkway is one of the jewels of our Sacramento area, and the Foundation keeps it beautiful. A great cause! Estimated cost: $35/"Seed" annual membership.
  • A new bike from Carmichael Cycles; they have everything from road bikes, mountain bikes, cruisers, and all the gear to make you a great rider! The staff is knowledgeable and they do on-site repairs too. Estimated cost: $500+.

  • A California State University, Sacramento sweatshirt; My alma mater! Stay warm this winter while supporting our local CSUS Hornets! My CSUS sweatshirt was a Christmas gift from my mother during my freshman year...I still wear that thing even though it is totally faded and worn out...Estimated cost: $36 - $75.
  • A new or used camera from Action Camera; This boutique camera store offers everything from new and refurbished camera, lenses, and more! They also do cool swap-meets for folks to sell their gear, photo contests, and "meet-up" events for photographers to take photos of neat stuff! Estimated cost: varies.
  • Dinner at Mulvaney's; one of my favorite Midtown Sacramento restaurants! Neat setting, great ambiance, and amazing food. The menu is constantly evolving, so call ahead or check their website. Estimated cost per person: $50.
  • A Growler of beer from Track 7 Brewing Co;  If you like craft brewed beer, and haven't discovered this place -- you need to go. Tucked away in an industrial warehouse space just south of Curtis Park at Sutterville Road and West Pacific Avenue, they brew their beer on-site...and have a tap room open to the public. They don't serve food, but there is almost always a mobile food truck in the parking lot. My personal favorite is the "Soulman Stout." Estimated cost per pint: $6.
  • Massage from Elite Massage Therapy; Katie at Elite Massage Therapy in East Sacramento whips me back into shape after a long run, and she gives one heck of a theraputic massage too. Estimated cost/treatment: $75/ one hour.
  • A copy of the book "NKOTB and Us", the authorized biography of the New Kids on the Block by Sacramento author Nikki Van Noy. Oh c'mon - someone you know was a New Kids on the Block fan in the 80's!? Estimated cost: $20.
  • Tickets to a Sacramento Rivercats game; See the Oakland A's affiliate play at Raley Field. I'm a SF Giants fan, but I do really enjoy these games (especially when they play the SF Giant's affiliate team, the Fresno Grizzlies)...many of these players are a phone call away from the major leagues!   • A new home; Sure, I saved the best for last. Nothing says happy holidays like closing escrow on a Sacramento home...sorry if that was a little cheesy! Estimated cost: Priceless. =)

  • Tickets to go visit the Sacramento Zoo and Fairytale Town; Heck if you are going to visit one, why not visit both! Located at William Land Park, this is a great diversion for adults and children alike! Estimated cost per person/ticket: $13.
  • Bottle of wine from Revolution Wines; Revolution Wines is Sacramento's only urban winery. Tucked away at 21st & P Streets in midtown, they make their wine...their facilities also host tastings. Estimated cost per bottle: $10 - $25.
  • Massage from Elite Massage Therapy; Katie at Elite Massage Therapy in East Sacramento whips me back into shape after a long run, and she gives one heck of a theraputic massage too. Estimated cost/treatment: $75/ one hour.
  • Dance lessons at The Sacramento Ballroom; Want to learn the Texas Two-Step, the Tango, or how to Swing Dance? They have classes for both singles and couples, from beginning to advanced levels! Estimated cost/lesson: $5 - $10.
  • Tickets to a Sacramento Rivercats game; See the Oakland A's affiliate play at Raley Field. I'm a SF Giants fan, but I do really enjoy these games (especially when they play the SF Giant's affiliate team, the Fresno Grizzlies)...many of these players are a phone call away from the major leagues!
