Not sure how many of you have discovered Nextdoor, but it's a useful social network for your neighborhood. I hadn't heard of it until recently. My husband and I just bought a new house earlier this summer, and at the urging of our mail carrier, we joined our local Nextdoor.
It's really cool. You will see a variety of items of neighborhood interest -- anything from requests for contractor referrals, announcing a garage sale, requesting a local babysitter for the kids on Friday night, the local high school fundraiser, notification of a vehicle break-in, a suspicious person in the area, etc.
I'd highly suggest joining Nextdoor! I've found it to be very valuable.

How far off the mark is Zillow for Sacramento home values? Part II...
I posted a couple months ago about Zillow values and how far off they had been for my last few transactions...I thought I would follow-up that post with some new information since that post was basically concerning Sacramento area home sales from the end of February. Perhaps Zillow had the opportunity in the last few months to update their mathematical algorithms and get to a more accurate price? Let's see...
In my last post I referenced my four most recent closed sales, so I will do the same here from my transactions closed in about the last month (and by the way I am writing this post as of June 13, 2013 -- so that is the date and basis for the Zillow information)...
8046 Otium Way, Antelope, CA 95843; this was a home I listed in Antelope. The original listing price was $209,000, and this sold on 5/9/13 for $225,000 -- 7.19% above it's listing price. Zillow's Zestimate: $197,503 -- approximately 13.92% below it's selling price.
5836 20th Avenue, Sacramento, CA 95820; this was a home I listed in Sacramento close to the Tahoe Park neighborhood. The original listing price was $159,900, and this sold on 5/16/13 for $168,000 -- 5.06% above it's listing price. Zillow's Zestimate: $154,695 -- approximately 8.60% below it's selling price.
4335 54th Avenue, Sacramento, CA 95820; this was a home I listed near Colonial Heights, a neighborhood just to the south of Tahoe Park. The original listing price was $239,000, and this sold on 5/31/13 for $236,000 -- 1.26% below the listing price, and only because we had a craptastically low appraisal to deal with (appraisal was $235,000 on a $245,000 contract). Zillow's Zestimate: $143,631 -- approximately 39.14% below it's selling price. WOW.
1900 46th Street, Sacramento, CA 95819; this was a home East Sacramento in the Elmhurst neighborhood near UC Davis Medical Center, and I represented the buyer. The original listing price was $350,000, and this sold on 6/10/13 for $356,000 -- 1.17% above it's listing price. Zillow's Zestimate: $310,701 -- approximately 14.53% below it's selling price.
So based on this, I can conclude that Sacramento Zillow values are still way off...I'll check again in a few months and post again.

How far off the mark is Zillow for Sacramento home values?
If you have been reading my blog for a while, then you probably already know that I usually get a chill down my spine when one of my clients mentions "the Z word." What's the Z word? Zillow. What is Zillow? Zillow.com is a website that, among other things, provides information about neighborhoods and properties.
Zillow is a neat website. I have an agent profile on Zillow. I have clients who have found me using Zillow. However, my general thought about Zillow is that while it's a fun consumer tool that provides property information to people looking to buy or sell (or even rent property now), the vast majority of the time, the "Zestimate" (aka, the value that the website dreams up for a certain property), is usually not close to the market value of a Sacramento area property, and the homes listed for sale on the website are not current.
Let's take my last few closed transactions. I closed 4 transactions last week (all equity sales), and February was a pretty busy month for me. So this information is CURRENT as of today, March 8, 2013.
1804 2nd Avenue, Sacramento, CA 95818; this was a home I listed in Land Park. The original listing price was $279,900, and this sold on 2/26/13 for $285,000 -- 1.82% above it's listing price. Zillow's Zestimate: $271,690 -- approximately 4.89% below it's selling price.
8020 Walerga Road #1016, Antelope, CA 95843; this was a condo I listed in Antelope near Walerga and Elverta. The original listing price was $109,900, and this sold on 2/26/13 for $123,000 -- 11.83% above it's listing price. Zillow's Zestimate: $102,815 -- approximately 19.63% below it's selling price.
5674 La Campana Way, Sacramento, CA 95822; this was a home I listed near Mangan Park, a neighborhood just to the south of Hollywood Park. The original listing price was $129,999, and this sold on 3/1/13 for $142,000 -- 9.23% above the listing price. Zillow's Zestimate: $116,692 -- approximately 21.69% below it's selling price.
7910 Walerga Road #601, Antelope, CA 95843; this was a condo I listed in Antelope near Walerga and Elverta (different community from the other one above). The original listing price was $129,900, and this sold on 3/1/13 for $140,000 -- 7.78% above it's listing price. Zillow's Zestimate: $103,987 -- approximately 34.63% below it's selling price.
My friend and appraiser, Ryan Lundquist, just wrote a blog recently on a similar topic -- comparing Zillow values to some of his recent appraisals. You can view that post here. I think two conclusions can be drawn from the information above. First, Zestimates are generally not accurate. They don't take into consideration property features that can not be quantified. Is it on a main street, is it near a park, was the kitchen remodeled, have unique architectural features...? Second, our dynamic Sacramento area real estate market is now increasing in value, and Zillow has a long way to go to catch up to pricing these trends and factoring them into their mathematical equations that determine these values.

2012 "A Taste of Land Park" is right around the corner!
The Land Park Community Association is excited to announce the details for the
11th Annual "A Taste of Land Park" on Sunday, June 10 from 4pm-7pm! This year’s event will take place along a small section of 3rd Avenue, between Regina Way and 14th Street. Tickets are $25 in advance and $30
at-the-door. They can be purchased online or at local Land Park businesses -- Capital Nursery, Riverside Clubhouse, Track 7 Brewing, and Vic’s Ice Cream.
This Land Park tradition is a wonderful opportunity to mingle other Land Park residents (or visitors!), taste food from favorite neighborhood restaurants, and sample regional wines and brews, and enjoy live music. A bike valet will be provided as well. This is one of my favorite neighborhood events -- I hope to see a great turn-out this year!

Trulia affirms that it is less expensive to buy your home in Sacramento!
![]() |
| Trulia says in Sacramento it is more affordable to buy a home vs rent. |
Nearly 2.5 months ago, I did my own little study on the cost of renting a Sacramento home vs the cost of buying a home in a few different neighborhoods (Natomas - 95833, 95834, 95835; Elk Grove / Laguna - 95757, 95758; Rosemont / College Greens -- 95826, 95827; Arden - 95821, 95825, 95864; Carmichael / Fair Oaks - 95608, 95628; Citrus Heights / Orangevale - 95610, 95621, 95662; and South Land Park / Pocket/Greenhaven - 95822, 95831) in the Sacramento area. My findings were consistent with Trulia's findings...

Financing Sacramento Condos...it's the WILD WEST!

I have resisted the urges to write about my most recent adventure representing the buyer in the purchase of a condo until after the close of escrow...thankfully escrow finally closed on Tuesday. Tuesday was exactly 27 days after our originally scheduled 30-day close of escrow. Why? Financing issues. The good news is now the loan officer and I are basically specialists in this particular condo community -- Serenade at Regency Park at 50 Regency Park Circle in Sacramento / Natomas.
In previous posts, I have warned Sacramento condo buyers (and sellers, for that matter) that in many cases, it is EXTREMELY difficult to finance condos. In the instances of buyers seeking to use FHA or VA financing, the condo communities must be on a pre-approved list. The condos and their Homeowners Association (HOA) must meet certain criteria that is screened in advance. For conventional lending, Fannie Mae and Freddie Mac have approved lists too.
So just how do you finance a condo that is not on the FHA, VA, Fannie Mae, or Freddie Mac approved list??? That is the million dollar question!! The answer is that you must undergo the 'Exception Review' process...ARGH. This process allows the lender to ensure that the condo community meets their condo lending requirements -- for example, the HOA must have adequate insurance, there can not be a high percentage of non-owner occupied units (rental units), there can not be litigation involving the property, the HOA must have adequate cash in the bank, there can not be a high number of owners who are delinquent in payment of their HOA dues, and MANY other things.
In short, there are many condo communities that will not qualify for lending under the 'Review' process. Having said that, there are also many communities that will...but the process is so lengthy and labor intensive most loan officers are not willing to do it. Additionally, while Fannie Mae and Freddie Mac have certain requirements, individual lenders (GMAC, Wells Fargo, Chase, BofA, etc) also add their own requirements. Needless to say, the buyer and loan officer were willing to suffer through the process...the loan officer went through the process with multiple lenders, and finally found one willing to finance the condo. It literally took two months for this process. Thankfully we had a seller willing to wait out the process as well...if she had not been willing to wait for this financing, she would have had to find a cash buyer for the condo.
In the end it all worked out, but not without cooperation from all parties -- listing agent, buyer's agent (me), loan officer, buyer, seller, etc. The moral of the story, make sure everyone know what they are getting into...and if you are looking to purchase or sell a condo in Serenade at Regency Park in Natomas -- we do not have to reinvent the process if you work with me and/or the loan officer who handled this...contact me for details and I am happy to provide them.

Maydestone Apartments - restoration is in full swing!

A few months ago, my sweetie and I were eating breakfast on a Sunday morning and picked up a copy of Midtown Monthly...we were looking through it for some ideas as far as what to do for the rest of the day when we stumbled across an article about the renovation of The Maydestone Apartment Building.
Now I have lived in Sacramento my entire life, and had driven past the old, boarded up Maydestone building on 15th and J Streets a million times, but had never known anything about it. We were so intrigued by the article, we decided to take a little field trip downtown to check it out.
So a little history...The Maydestone was originally built in 1912 as a 32-unit apartment building, each unit complete with its own kitchen, bathroom, and a pull-out beds - a luxury in that era. As Sacramento was rapidly expanding, the demand was high for affordable housing that was located within a short distance to the center of the city.
Fast forward to the 21st century...The Maydestone was boarded up in 2003 after a fire on Halloween night. It has been sitting as a vacant eyesore for the past 7+ years.
Fast forward to today...The Maydestone is being restored to the Mission-Revival style beauty it once was with the help of grants and loans from the Sacramento Housing and Redevelopment Agency. The existing four levels of apartments are being restored and the basement is to being converted into a community center for the residents. They are also making the building highly energy efficient, and it will be LEED certified. There will be 32 units total ranging from small studios to 1-bedroom units. The project architect and the developer are working hard to ensure that the building maintains its original character.
So - the next time you are downtown, swing by The Maydestone! You can peak inside and see for yourself...

Unique Stuff in Other People's Homes...

So, if you follow me on Twitter or Facebook, you will know that several days per week, I tour the newest home listings that come on the market in different Sacramento neighborhoods.
Why do I do this? Well, it makes me a more effective Realtor. I find that I am better able to service the needs of my buyer and seller clients if I am familiar with the listing inventory in the areas that I work in. If I see something that one of my buyer clients may like, I immediately make arrangements to show the home to them. Or if I am listing a property, actually having first hand knowledge of the recent comparable home sales in the neighborhood helps me to guide sellers with regard to proper pricing. Of course, when I list a home, I open it up to other agents to tour it as well....it's good exposure.
In addition to making me a more effective Realtor, there are a couple other reasons I enjoy touring.
The first reason is - touring is a good opportunity to network and briefly socialize with other agents. The listing agent is usually present during these "broker open houses" and often times other (good, productive) agents are touring the homes at the same time. The Sacramento real estate community is really a small world...so, when I know an agent on the other end of one of my transactions, it makes for a much smoother process as there is a spirit of cooperation, and that ultimately makes for a less stressful process for my buyer or seller client.
The second reason is - sometimes the homes on tour are a little...unique. Or they have unique features. Or unique furnishings. Or unique decor. At least once every week I am pleasantly entertained (or completely disgusted?) by something found in homes on tour. What were these people thinking when they did that!? I occasionally tweet these photos, but until now have not put them on my blog...well since it seems that I run across these things so frequently, I thought I would start a regular blog feature to "showcase" the oddities that people do to or with their homes...Of course the property itself will remain unidentified. Let's start with a favorite of mine. Yes, this is a rug in a really gorgeous Sierra Oaks home, and yes it's real.

Crazy Sacramento Storm Changed the Landscape of my Backyard...
I got up around 7am to get ready for my usual Tuesday morning meeting - our Downtown Regional MLS Caravan meeting. I actually peaked outside and saw the heavy wind and rain and some ponding water in the backyard, but otherwise nothing too crazy.
About 45 minutes later, my husband went downstairs to let our hound doggies outside, and I heard him yell "Oh my god!!" I yelled back to him but he did not answer...I ran to our upstairs balcony, and saw that the tree right behind our garage had fallen! It narrowly missed our garage and broke some sprinkler valves. A few inches to the left would have resulted in some major damage! WHEW!
Well that was exciting... not much we could do, so I headed off to my meeting, and my husband, an electrical contractor, headed off to work. After my meeting, I actually had to meet my husband in South Land Park to look at an electrical escrow repair for one of my buyer transactions. The carnage as I drove through Midtown, Land Park, and South Land Park was incredible...limbs and debris everywhere! Luckily the house I have in contract was bone dry!

Went to my office but the power was out, so I decided to go home. On the way home, my husband called and told me that a 2nd large tree in the backyard had fallen. WOW! I use Twitter and Facebook from my cell phone, so I posted pics there...KFBK saw my posts and contacted me. Several people I know messaged me to say they heard my sound bite. So back to work today...I have lots of short sales to follow up with!

South Land Park Terrace Sellers & Refinancers - your neighborhood finally has a comp (and you're welcome!)!
I am not ashamed to admit that yesterday I did a little "happy dance" when I learned from Placer Title that one of my transactions went on record (closed escrow).
To set the stage...I was the listing agent for a really nice property in South Land Park Terrace...this was one of my few non-short sale listings. If you are not familiar with South Land Park Terrace, it is a neighborhood just to the south of William Land Park / Sutterville Road. The homes were built primarily in the 1940's - 1960's and are generally ranch style...a much different look and feel than their neighbor to the north, Land Park. Being geographically so close together, they have do some neighborhood amenities in common, however values and market trends are a bit dissimilar.
Anyway, we were able to get the property into contract with a buyer...however there were literally no "like kind" recent sales in South Land Park Terrace within the last 90 days. Like kind comps are a key component of what an appraiser needs to justify the value of the property for the buyer's lender, so the buyer can obtain financing for the purchase. In fact, the highest sale in the last 90 days in SLPT was $335,000. That home was on a relatively busy street, was in inferior condition, and was over 500 square feet smaller. Not at all of "like kind" to my listing, which was in contract for $485,000, superior condition, superior location, and much larger.
UGH...if ya'll have been reading my blog for a while, you will know that appraisals in general have been really hairy lately. Not only have the processes for ordering appraisals for most types of transactions changed recently (thanks to the HVCC, which is crappy legislation by the way), but appraisals live and die by the comparables used, and are subject to review and generaly beating up and re-valuing by the loan underwriter.
Needless to say, all parties -- listing agent, buyer's agent, buyer, and seller -- involved in this transaction were really sweating the outcome of the appraisal because although we all knew the value of this property was indeed the contract price of the property, we had very little proof. The most recent like kind comps sold back in September 2008.
By some act of god, the appraiser assigned to this file was familiar with the area. He used the most appropriate comps he could find (went to comparable outside neighborhoods), made the appropriate monetary value adjustments, and wrote LOTS of narrative comments justifying the value of the house. When the appraisal report was received by the lender, it came in at the contract price!
Ok...that was the first hurdle - next we had to get that appraisal through the fine toothed comb of the underwriter. If ya'll remember, in one of my past transactions this year, an underwriter used Zillow to second-guess the value of an appraisal. So the underwriter reviewed the file, and did not question the value assigned by the appraiser!!! Loan documents were drawn and sent to Placer Title!
Anyway...so the end result - we closed escrow yesterday! I was sitting in a committee meeting at the Sacramento Association of Realtors when I received the email from escrow that the transaction was officially on record. I got high-fives from others sitting at the table!
Want to know another little tid-bit? During the escrow, I received calls from three separate agents, engaged in three separate transactions, wanting to know if we had any appraisal issues and when our close of escrow was scheduled...they were not so fortunate to have a local and knowledgeable appraiser assigned to their transactions. They desperately needed my listing to close so they could use it as a comp. Any potential refinancing in that neighborhood will likely benefit from this comp too. I wish them all well.

Wanna Find REO listings in Sacramento?
I have conveniently created some automated searches for active REO listings (bank owned foreclosure homes) in different Sacramento area neighborhoods...these are direct MLS feeds that are updated frequently. Obviously this is not the entire greater Sacramento area, but they do represent the areas I am most commonly asked about. I have tried to do my best to stay true to these neighborhood boundaries, but keep in mind that not all bounds are in straight lines. If you do not see your favorite area, just ask and I will add it...

Sacramento Housing & Redevelopment Agency to Puchase Properties on K Street!!!
So I am watching the 10:00 evening news right now, and KCRA 3 is reporting that the Sacramento City Council and property owner Mo Mohanna agreed in a closed session tonight to sell Mohanna's properties on the 700 & 800 blocks of K Street to the Sacramento Housing & Redevelopment Agency! The agreed upon price is apparently $18.6M.
I have heard two presentations by the Downtown Sacramento Partnership regarding development plans for this area...this is very cool. I look forward to the improvements to this part of Downtown Sacramento!!!

Neighborhood Spotlight: Tapestri Square in Midtown Sacramento

Not long ago, I had the opportunity to tour the new Tapestri Square community in Midtown Sacramento. Located at at 20th and 21st Streets and T and U Streets, I had been driving past the building site several times a week on my way to and from Lyon's Land Park office to either the Downtown or Sierra Oaks offices, and was anxious to see the newly built model units. I was pleasantly surprised at what I discovered.
So there are a total of 58 single-family Brownstone style units under construction, and three very different floorplans varying in size from 1,300 square feet to almost 3,000 square feet, and ranging in price from the upper $300k's to the $800k's. All of the units feature garages, state-of-the-art appliances, walk-in closets, designer light fixtures, and are SMUD Advantage Gold Level Homes (highly energy efficient) - just to name a few things. There are some great optional amenities as well - even elevators are available in some units!! The surrounding area is ideal. Within close proximity there are many restaurants, boutiques, art galleries, coffee shops, etc. Downtown Sacramento is brief walk, bike ride, or car trip, and public transportation is readily available.
The developer behind Tapestri Square, MetroNova Communities, is also in the process of planning on a mixed-use project at the Crystal Creamery site in Alkali Flat industrial section of Downtown Sacramento. If you are interested in knowing more about this project or would like to arrange a tour, just let me know!

Downtown Sacramento Partnership
Last Thursday I was able to see a presentation given by Michael Ault of the Downtown Sacramento Partnership regarding the initiatives, short-term, and long-term vision for our downtown areas. There is a lot of great stuff going on.
When the DSP was first formed in 2001, its original goal was to initially "clean up" downtown in order to make way for development. The current mission of the DSP is to establish downtown Sacramento as the vibrant arts, entertainment, business and cultural destination of the Greater Sacramento Region through effective public-private collaboration for the benefit of residents, visitors and investors. How, you may ask? There are plans for many new, unique residential lofts, condos, townhomes, and detached "loft homes" that will fit many different price ranges. There are also plans for more office space, more fine dining, more parks, a river front promenade, more museums, more parking, and better public transportation. Also - more events a la Second Saturday, Farmers Markets, festivals, etc.
I remember when I was younger, the general consensus was that downtown Sacramento was not exactly a great place go hang out. There were some events then (mid 90's) - specifically the Thursday Night Market, and some various concerts in the parks that were always fun to go to, but really that was the extent of anything interesting, aside from some karaoke bars and a handful of clubs.
I am glad to see that there are some great plans to continue the revitalization of our downtown! There are amazing initiatives in the works.

The Bee Chimes In

The Sacramento Bee published an article yesterday about the increase in the volume of closed real estate transactions...finally! As I have been saying for about the last two months now, there are several micro-markets in Sacramento that are really hot in certain price ranges. I am working with several buyers right now that have been in multiple offer situations...some of them got the property in the end thanks to some create manuevering on my part...and some of them have submitted 6+ offers, all coming up short. It is the wild west right now!
