I was interviewed live on air by Randol White today on CapRadio Insight about the dynamics of the Sacramento real estate market amid the COVID19 pandemic. Here is the link to the entire episode and I come on just after 10 minutes or so.
Topics covered safety-related requirements for showing property, lacking inventory of homes for sale, how conducting traditional open houses is a misdemeanor, market dynamics, and bay area residents relocating to Sacramento as they have been informed by their employers they are permanently working from home.

Required for all listings: COVID19 Prevention Plan for In-Person Property Showings...
Typically when one thinks about real estate regulation, the first agencies that comes to mind are not CalOSHA, nor California Department of Public Health. But here we are in 2020, and the murder hornets are coming to get us, and we live in a new world of trying to maintain social distance and sanitary conditions all around us.
As such, it seems only fitting that OSHA and CDPH dip their toes into real estate, yes? Enter the "COVID19 Prevention Plan for In-Person Property Showings".
A prevention plan is required to be posted at the entry of each listing. And available publicly for each listing online. And anyone entering the property is required to review and sign a copy. Did I mention the property must be disinfected between showings too? And open houses are not allowed?
Good times.
I have come up with a pretty organized system for dealing with these new requirements to minimize hassle and to maintain as safe of an environment as possible. So, we roll through this and hope that the alien invasion that is undoubtedly ahead of us in the fall won't be too bad. Perhaps by then NASA will issue some new real estate regulations too.

Lady Bird - Greta Gerwig's love letter to Sacramento (and did you notice she visited a Dunnigan Realtors open house!?)...
I have seen the movie Lady Bird twice...and not only is it a great movie, it paints a lovely portrait of Sacramento. What Sacramentan doesn't love the Fabulous 40's neighborhood? The McKinley Park Rose Garden? The Tower Theater? Gunthers Ice Cream? The Raven? You know you love the dirty bird. I could go on...
I am a little older than the Lady Bird character, who was a senior in high school in 2002 (I graduated in 1996), but I can totally relate to wanting to get out of Sacramento at that age.
I didn't, and ended up attending California State University, Sacramento and graduated in 2001. I left Sacramento as soon as I graduated from college though, and moved to San Jose, CA for exactly one year (a 12-month lease where I rented a 10x10 room in a house for $800/month...I hated it there) before moving back as quickly as I could in late 2002. Thankfully my employer at that time allowed me to telecommute from my Sacramento home. I obtained my real estate license a couple years later and the rest is history. And Sacramento has grown up a lot in that time. Candidly, I love it here.
One scene in Lady Bird that caught me completely off guard is that they visit a Dunnigan Realtors open house! I loved that. So cool and unexpected.
It was also cool to watch the Golden Globes this evening, see Lady Bird win Best Musical/Comedy, Saoirse Ronan win Best Actress Musical/Comedy, and to hear Greta Gerwig thank Sacramento for giving her wings was the icing on the cake.

Sacramento Open House Search Tool...Bookmark it!!
Over the summer I posted a link to my Open House Search website. Since that post, I have had several emails who read that post asking me how to find that post and website. Here's a hint: Bookmark the post or the website people! LOL
Since ya'll seem to have a hard time finding it, now for everyone's convenience, I have added it to the right side navigation of my blog site. It is located just below my DRE License number.
Or, you can search for greater Sacramento Open House listings here...any open house that is registered in advance with our MLS will be searchable, including short sales, foreclosures, and traditional (non-short sale, non-foreclosure) listings.

Sacramento Open House Guide - searchable open homes...
My clients frequently ask me how they can search for open houses in Sacramento. Well, I have created a open house search tool on my website! This feature pulls data directly out of MLS and allows you to search for Sacramento-area (and surrounding counties as well) agent open homes by area, price range, etc. Of course the agent holding the house open has to register the open house in MLS, so this will not catch every single open house, but the majority of them will be listed there. In addition to being able to search for open homes by whatever criteria you like, from there you can also print maps with turn-by-turn driving directions. It is really handy!
