13th Annual East Sacramento Garden Tour 2011! Fundraiser for David Lubin Elementary School...

I love, love, LOVE the annual East Sacramento Garden Tour, and this year's event is coming up soon -- Mother's day weekend!
This year's 13th annual tour will feature 7 beautiful and awe-inspiring gardens in Sacramento's "Fabulous 40s" neighborhood...So enjoy a leisurely walk and enjoy the vast variety of lush and serene gardens. After you tour the gardens, you may also opt to have a buffet lunch at the Tea Garden at Sutter Lawn Tennis Club.
All tickets may be used for either day, and according to the event website, you may even choose to split viewing the gardens between Saturday and Sunday. All funds raised from the tour support enrichment and academic programs at David Lubin Elementary School.

November Statistics
The November numbers just came out...I wish there were enough space on this blog to post all the graphs that show what our market is doing, but unfortunately there just is not enough. If anyone wants me to email them all of the graphs showing price per square foot, inventory, days on the market, etc. for Sacramento (or any specific areas within Sacramento), please just shoot me a brief email.
From an overall inventory perspective, the Sacramento market total homes on the market has dropped to under 10,000 homes for the first time since the spring...another encouraging stat is that the total number of pending sales has climbed to 1,151 homes, its highest number since
As usual, there are certain micro-markets in Sacramento that are really pulling down the market stats as a whole. On the other side of the coin, there are some other micro-markets that are doing well and are stable. I will try to show the overall trends for 4 areas to adequately portray what the market is doing...Graph #1 shows the average price per square foot for all of Sacramento County as a whole. Graph #2 shows the average price per square foot for Downtown Sacramento, East Sacramento, and Land Park / Curtis Park - notice how consistent the pricing per square foot is. Graph #3 shows the average price per square foot in the Arden / Arcade areas...again you will see consistency and stability. Now...Graph #4 shows the average price per square foot in Natomas. Here you will see a steady decline in prices! Graph #5 shows the average price per square foot in Elk Grove...another area of steady decline.
I can tell you from my own client activity is that buyers are definitely out there right now. I am representing a buyer right now on a house in 95842 (Foothill Farms)...it is a bank owned property that in February 2006 sold for $319k...we are in escrow for $175k. It is a 3/2 of about 1000sf. I am representing another buyer right now on a house in 95823 (South Sac) for $169,900 - newer construction, 3/2, 1300sf...the house appraised 2 years ago in the high $200k's.
I am pleased with what is available out there for under $200k. The buyers I am working with right now who are in escrow on the above mentioned properties will actually be paying LESS for their fully loaded mortgage payments (including loan payment, property taxes, and homeowner's insurance) than they currently do for their rent. AWESOME! 100% financing too.

This tour has been going on each December for 34 years, and they expect roughly 7,000 people to attend this year! The tour begins on 45th Street between H and J Streets and winds its way through East Sacramento ending on 39th Street between Folsom & P Streets. Neighborhood Spotlight: Fabulous 40's
The neighborhood features grand old houses that were custom built in the early decades of the 20th century, when architects were looking to Europe for design inspiration. As a result, the Fabulous Forties is renowned for its eclectic "Revival" style architecture. Here you find a variety of dwellings: English cottages, Tudor-style homes, Dutch farmhouses, Mediterranean villas, and Craftsman bungalows. No two houses are the same.
The average selling price per square foot in the Fabulous 40's? In 2007 year to date, it is approximately $437/square foot.

East Sac, Davis niche so livable, says book
What makes a great neighborhood? One with a community garden or a central gathering spot at a park, playground or plaza? One where residents actually talk to one another and work together to tackle issues from traffic to crime? One where cars willingly share the road with cyclists and pedestrians? At least a couple of neighborhoods in the Sacramento region offer shining examples, according to "The Great Neighborhood Book" (New Society Publishers, $19.95, 192 pages).
In east Sacramento and on a stretch of N Street in Davis, residents have banded together to create "village" settings that are safe, nurturing and fun, the book raves. The book cites dozens of other examples of livable enclaves across the United States and in Canada.
Author Jay Walljasper and his staff researched neighborhoods through the Project for Public Spaces, a nonprofit urban planning and design group. "The wonderful thing is that there are inspiring stories almost everywhere you look," says Walljasper. "There really is a trend for people to roll up their shirt sleeves and make a difference in the community. You could write a whole book about what people in California or Minnesota or Alberta are doing." Neighborhoods decline, the authors say, when residents "lose their connection" to their communities. Recapturing that sense of belonging and pride of place can be as simple as establishing a dog park or tearing down fences and sharing backyard space, they write.
In an online magazine sponsored by the project, Judy Robinson gushes about her east Sacramento neighborhood, where residents look after pets, plants and mail deliveries for one another and take part in a wide range of seasonal activities. At Halloween, they transform their homes into haunted houses to the delight of trick-or-treaters. During the Christmas holidays, they traverse the neighborhood singing carols, then gather for hot cocoa and holiday sweets from kitchens up and down the block. In the spring, they swap the bounty of their gardens. "I'm blessed to live in such a perfect neighborhood," Robinson says.
N Street Housing in Davis has long been heralded for its co-housing approach, which for two decades has offered residents a combination of private housing and community spaces. The project is a collection of 1950s-era homes and includes a "common house" where everyone on the block can gather for meals, to play foosball, or to watch a big game on television. Residents, both renters and homeowners, also share laundry rooms, a workshop, play structures and compost heaps. "It's not quite fair to list us as a neighborhood," resident Kevin Wolf says. "As a co-housing community, we're a subset of our neighborhood."
Still, the recognition is appreciated, he says. "To me, part of what makes a great neighborhood is knowing a lot of your neighbors," he says. "That means more than just saying 'Hi' as you drive past in your car. It means everyone knows one another's kids, and parents know parents. It means taking care of one another. That's what happens here."

Home Front: In some spots, house sales just ZIP along
Sometimes it seems the for-sale sign has become the official flag of Sacramento-area cities. Everywhere you look, there's another one stuck in the ground. But there are a handful of well-populated ZIP codes in the region where the number of homes on the market is actually shrinking.
Consider 95616 in Davis. It had 67 houses for sale in June, compared with 195 in the same month last year. That's a 66 percent reduction. And so it goes in certain pockets, according to recent June statistics on housing inventory in the four-county region of El Dorado, Placer, Sacramento and Yolo.
The 193 listings in Auburn's 95603 were down 15 percent from last June. Roseville's 285 listings in 95678 were down 9.5 percent. Other ZIP codes where inventory is falling were Roseville's 95661, Mather's 95655, midtown Sacramento's 95816 and Foothill Farms' 95841. The statistics, which come from Sacramento-based TrendGraphix, are good signs, evidence of supply and demand coming into a better balance in some areas.
Downtown still boomtown
Anecdotal evidence continues to pour in that the housing slump doesn't apply in neighborhoods near downtown Sacramento. While cocktail party talk elsewhere in the region revolves around the bulging inventory of thousands of houses for sale, people in east Sacramento, Curtis Park and Land Park like to talk about multiple bids and runaway prices.
In recent months, million-dollar deals and two-bedroom homes listed for $800,000 and $900,000 are not unheard of. "I've got a friend in Land Park who said a couple of houses sold for record prices. They sold within a week," said Jon Nastro, a real estate agent and broker associate who sells in Elk Grove. "Land Park is Land Park. The investors never came in there," he said. "They couldn't afford to." It's the same in east Sacramento, home to the "Fab 40s" of tree-lined streets and stately, sizable homes.
In those neighborhoods, people like to swap stories of that one house that couldn't possibly be worth its asking price, given all the fixup it needs. Then it goes on the market for $700,000 and gets multiple offers the same day. Housing slump? What housing slump?
Like many things in real estate, it's all about location.
As he's been saying for months, TrendGraphix owner Michael Lyon says of the region's current market conditions: "We are awash in homes for sale." But every month he adds the caveat: "The only exceptions remain the areas closest to the Capitol."
In a sense these neighborhoods are becoming like Santa Barbara or the regional equivalent of what some analysts have dubbed "superstar cities." For most buyers, that means if you don't already live there, it's likely you never will.
