Coldwell Banker Realty - Top Producer Trifecta: ACHIEVEMENT UNLOCKED!

June 2020 capped off an extremely busy quarter for me, and as it turns out I swept all of the Top Producer categories in my office for the month. While I pretty frequently appear in the Top 10 in my office each month, I have only achieved 'the Trifecta' one other time.

Number One Agent in my Coldwell Banker Sierra Oaks office September 2019...

September was a pretty busy month. So busy that I was the number one producer for my Coldwell Banker office in September. I have been the top individual producer several times (and was the #1 individual producer in my office for all 2018), but notably this month I beat out all the TEAMS, which is quite an accomplishment. Teams can have many people (in my office, some have up to 6-7 agents) contributing to the production of the group. I closed a total of 6 transactions for a total of $2.77M. (Believe it or not, this is not my single highest producing month ever...last year in July 2018, I closed 10 transactions for a total of $4.86M - and with that I was the top individual, though a large team beat me for total production. Oh well! LOL)

#1 Individual agent in my Coldwell Banker office for 2018

I was out of town last week in Indian Wells attending the committee and board meetings for the California Association of Realtors, and was not in my office for the annual "kick-off" meeting. Having missed the formal presentation, my Coldwell Banker Sierra Oaks office gave me two “crowns” this week for being the #1 individual agent in my office for all of 2018 for both total dollar volume and total number of transactions.

As I outlined in a post last month about my 2018 real estate transaction statistics, it was a busy year and I am so far experiencing a super busy 2019 as well. Cheers!

Top Producer Trifecta for May 2018 in my Coldwell Banker Sierra Oaks office...

In my first full month at my new office at Coldwell Banker in Sierra Oaks, I hit the trifecta: Top Closer, Top Seller, and Top Listing Agent in the office. You will see they rank "teams" (groups of multiple agents) and individuals, and I swept the individual category. There are well over 100 agents in my office, and it's nice to see I rank among the top, and clearly I hit the ground running after transitioning to this Coldwell Banker office from another brokerage in mid-April.

Featured in a KCRA3 story about the federal tax reform proposal...

The new federal tax reform proposal was announced this week, and there are some major ramifications for homeowners if this passes in its current form. I was interviewed by KCRA 3 News specifically regarding the proposed cap on the Mortgage Interest Deduction (MID).

Under current tax law, homeowners may write off mortgage interest on mortgages up to $1,000,000. The new tax proposal seeks to reduce this to mortgages up to $500,000. So what's the big deal about this? California is a "high cost" state...While the current median home price for September 2017 in Sacramento County is $348,000, there are plenty of higher priced areas in and around Sacramento, such as Davis, El Dorado Hills, Granite Bay, East Sacramento, Land Park, Arden Park, Sierra Oaks, and others.

Additionally, the median home price for the entire state of California is $555,410. That means that more than half of all home sales in California are more than $555,410. That means that potentially more than half of all home sales in California may be affected by this cap and owners potentially will suffer some reduction of mortgage interest deductibility.

I would urge you to research the tax plan and ask your congressional representative to reconsider elements of the plan that may adversely affect homeownership. View the news story here.

Sacramento County -- now offering neighborhood waste clean-up by appointment!

Is extra junk piling up in your house? Do you need to do a little spring cleaning, but don't want to spend your money on having a dumpster delivered to your house, or making a trip to the dump? Do you live within the unincorporated County of Sacramento jurisdiction? You're in luck! The Department of Waste Management and Recycling has a program where they come to their customer’s home in Sacramento County at no charge.  The ‘Bulky Item Pick Up’ is by appointment only, but is easy to do.  Customers can call (916) 875-5555 or go online to the Waste Management and Recycling website, and set up an appointment date.  Customers can use this service at no cost once every calendar year. The no charge pick up includes an 8’ x 4’ x 4’pile; larger piles can be arranged for an extra charge depending on the size.

Neighborhoods within the unincorporated County of Sacramento area include Antelope, Arden, Arden Park, Carmichael, Fair Oaks, Orangevale, Elverta, parts of Sierra Oaks, Rosemont, and parts of South Sacramento, etc.

If you fall within the incorporated city areas (City of Sacramento, Natomas area, Citrus Heights, Folsom, Rancho Cordova, Galt, Elk Grove)...this program is not for your areas.

Sacramento County Median Home Price has Increased 20% in the Last Twelve Months in 2012...

Well...If you have been following my blog for a while, or are friends with me on Facebook or Twitter -- then you will already know that I over the last year I have been reporting some substantial changes to our Sacramento real estate market.

In past posts about the market dynamics and statistics, I have noted a decrease in the number of homes for sale on the market, and a huge increase in buyer demand.

Well you don't have to be an economics professor to know that a decrease in supply and an increase in demand will drive prices up. As I mentioned in an article I wrote for the "Masters Club" section that appeared in the Sacramento Bee and in Sacramento Magazine in May of 2012 -- the bottom of the Sacramento real estate market had passed. This graph should provide anyone in doubt some pretty concrete evidence that this is true. According to data in Metrolist MLS, in the last 12 months ending in December 2012, the median home price in Sacramento County has increased nearly 20%.

Now is a phenomenal time to sell (even if you must do a short sale). I'm experiencing multiple offers on all of my listings, which is definitely placing sellers in the driver's seat of the transaction; generally buyers are more willing to pay more, they tend to try to negotiate fewer repairs, and release contract contingencies sooner.

Is your Sacramento Sewer Line made of Orangeberg?

I have said it before, and I will say it again. If you are purchasing an older home in Sacramento, it is extremely important to inspect the sewer line. This photo is from a sewer inspection performed one of my buyer clients had performed on a house in the Woodlake neighborhood that was built in 1946. The sewer line is made of Orangeberg pipe which over time breaks down and is susceptible to root penetration.

How much sewage do you think can pass by this obstruction before the line backs up during your housewarming party after 19 of your closest friends flush the toilet and you run the dishwasher? Ewwww....

It's best to inspect for this condition during your "buyer investigation" period that is set forth in your purchase agreement. Often times the buyer can negotiate with the seller to have this condition corrected prior to the close of escrow.

Erin's Sacramento Short Sale Experiment, Part VIII

Well it is time for my eighth installment of Erin's Sacramento Short Sale Experiment! Curious what has happened in the world of short sales in our Sacramento metro area since the last time? I am anxious to see if 2011 continues the way it seemed to begin -- to bring a high volume of active short sale listings, and more importantly, more closed short sales. For those of you not following along at home, or perhaps if you are reading this for the first time, my short sale experiment is tracking a few different Sacramento zip codes to see what how the short sale activity increases or decreases over time as compared with traditional resale listings (where there is a seller with equity in a "normal transaction") and to bank-owned resale transactions. My hypothesis at the start of this experiment: the number of short sales will grow over time, as will their dominance in our greater Sacramento marketplace (overall percentage of listings). I have continued to list more short sale properties, and over the nearly two years I have been tracking this information, it seems my hypothesis has been proven to be true. Let's see how this new data compares to the "control data" for the experiment and also to last installment...

95624 is the section of Elk Grove closest to Hwy 99. As of right this second according to MLS, there are a total of 354 active listings there. 244/390 listings are short sales. The median price in that zip code in April 2011 was $212,000 according to Trendgraphix. The result vs. the control data? Control data was 68.6% of all active listings in 95624 were short sales, vs. 65.3% last installment, vs. 62.6% this month. DECREASE over the control data, and a decrease over last installment. Number of 2010 closed short sales - 312. YTD closed in 2011 - 105....Active Foreclosure / REO listings - 59.

95610 is a section of Citrus Heights. As of right this second according to MLS, there are a total of 199 active listings there. 117/199 listings are short sales. The median price in that zip code in April 2011 was $165,000 according to Trendgraphix. The result vs. the control data? Control data was 60.3% of all active listings in 95610 were short sales, vs. 53.4% last installment, vs. 58.8% this month. DECREASE over the control data, and an increase over last installment. Number of 2010 closed short sales - 109. YTD closed in 2011 - 49....Active Foreclosure / REO listings - 36.

95826 is a section of Rosemont and College Greens. As of right this second according to MLS, there are a total of 180 active listings there. 105/180 listings are short sales. The median price in that zip code in April 2011 was also $160,000 according to Trendgraphix. The result vs. the control data? Control data was 62.2% of all active listings in 95826 were short sales, vs. 51.0% last installment, vs. 58.3% this month = DECREASE over the control data, and an increase over last installment. Number of 2010 closed short sales - 57. YTD closed in 2011 - 27....Active Foreclosure / REO listings - 48.

95864 is a section of Sierra Oaks, Arden Park, and Arden Manor. As of right this second according to MLS, there are a total of 132 active listings there. 43/132 listings are short sales. The median price in that zip code in April 2011 was $265,000 according to Trendgraphix. The result vs. the control data? Control data was 17.0% of all active listings in 95864 were short sales, vs. 42.5% last installment, vs. 32.6% this month. INCREASE over the control data and decrease over last month. Number of 2010 closed short sales - 16. YTD closed in 2011 - 5....Active Foreclosure / REO listings - 12.

95818 is a section of Midtown, Land Park, and Curtis Park. As of right this second according to MLS, there are a total of 102 active listings there. 21/102 listings are short sales. The median price in that zip code in April 2011 was $348,000 according to Trendgraphix. The result vs. the control data? Control data was 16.0% of all active listings in 95818 were short sales, vs. 27.6% last installment, vs. 20.6% this month. INCREASE over the control data, and decrease over the last installment. Number of 2010 closed short sales - 23. YTD closed in 2011 - 8....Active Foreclosure / REO listings - 8.

95819 is a section of East Sacramento. As of right this second according to MLS, there are a total of 85 active listings there. 17/85 listings are short sales. The median price in that zip code in April 2011 was $369,000 according to Trendgraphix. The result vs. the control data? Control data was 19.7% of all active listings in 95819 were short sales, vs. 23.1% last month, vs. 20.0 this month. INCREASE over the control data, and decrease over the last installment. Number of 2010 closed short sales - 15. YTD closed in 2011 - 13....Active Foreclosure / REO listings - 3.

So in summary - of the six Sacramento area zip codes I am tracking for my experiment, 3 of them experienced a decrease in the number of active short sale listings from last installment, while 3 experienced an increase over the control data...interesting. It appears that areas with higher median sales prices are showing an increase in short sale activity, while the areas with the lower median prices are showing a decrease in short sale activity. AND while I have not specifically been tracking this data, it appears that there are an increasing number of Foreclosure / REO listings on the market...you will note in a few of the areas I am tracking, if you combine the number of short sale listings and foreclosures, that accounts for nearly 75% or more of the total listings in that area! That's a HUGE percentage of the overall micro-market. Since I just started tracking that statistic for this little project, we will have to see how those numbers compare in the future. My phone definitely keeps ringing and I continue to receive emails - I am fielding lots of inquiries from homeowners looking for more information and insight from my short sale experience...buyers too are really curious about the short sale process since they are encountering so many short sale listings in our marketplace. Also (you will be aware of this if you follow me on Twitter or Facebook), I closed many of my own short sale listings since the last installment of Erin's Sacramento Short Sale Experiment...until next time!

Erin's Sacramento Short Sale Experiment, Part VII

Yes, it is time for my seventh installment of Erin's Sacramento Short Sale Experiment! I am sure ya'll are just on the edge of your seats to find out just what has transpired in the world of short sales in our Sacramento metro area since the last time? I am anxious to see if 2011 continues to bring a high volume of active short sale listings, and more importantly, more closed short sales. My hypothesis at the start of this experiment: the number of short sales will grow over time, as will their dominance in our greater Sacramento marketplace (overall percentage of listings). I have continued to list more short sale properties, and thus far I think my hypothesis has been proven to be true. Starting in this installment, just for kicks and for the sake of comparison, I am going to track the numbers of active Foreclosure / REO listings. Let's see how this new data compares to the "control data" for the experiment and also to last installment...

95624 is the section of Elk Grove closest to Hwy 99. As of right this second according to MLS, there are a total of 354 active listings there. 231/354 listings are short sales. Number of 2010 closed short sales - 312. YTD closed in 2011 - 9....Active Foreclosure / REO listings - 60.

95610 is a section of Citrus Heights. As of right this second according to MLS, there are a total of 232 active listings there. 126/232 listings are short sales. The median price in that zip code in December 2010 was $164,000 according to Trendgraphix. The result vs. the control data? Control data was 60.3% of all active listings in 95610 were short sales, vs. 64.0% last installment, vs. 54.3% this month. DECREASE over the control data, and a decrease over last installment. Number of 2010 closed short sales - 109. YTD closed in 2011 - 1....Active Foreclosure / REO listings - 57.

95826 is a section of Rosemont and College Greens. As of right this second according to MLS, there are a total of 143 active listings there. 73/143 listings are short sales. The median price in that zip code in December 2010 was also $161,000 according to Trendgraphix. The result vs. the control data? Control data was 62.2% of all active listings in 95826 were short sales, vs. 51.5% last installment, vs. 51.0% this month = DECREASE over the control data. Number of 2010 closed short sales - 57. YTD closed in 2011 - 1....Active Foreclosure / REO listings - 36.

95864 is a section of Sierra Oaks, Arden Park, and Arden Manor. As of right this second according to MLS, there are a total of 134 active listings there. 57/134 listings are short sales. The median price in that zip code in December 2010 was $248,000 according to Trendgraphix. The result vs. the control data? Control data was 17.0% of all active listings in 95864 were short sales, vs. 29.7% last installment, vs. 42.5% this month. BIG INCREASE over the control data and last month. Number of 2010 closed short sales - 37. YTD closed in 2011 - 0....Active Foreclosure / REO listings - 12.

95818 is a section of Midtown, Land Park, and Curtis Park. As of right this second according to MLS, there are a total of 87 active listings there. 24/87 listings are short sales. The median price in that zip code in December 2010 was $307,000 according to Trendgraphix. The result vs. the control data? Control data was 16.0% of all active listings in 95818 were short sales, vs. 16.9% last installment, vs. 27.6% this month. INCREASE over the control data, and increase over the last installment. Number of 2010 closed short sales - 23. YTD closed in 2011 - 0....Active Foreclosure / REO listings - 6.

95819 is a section of East Sacramento. As of right this second according to MLS, there are a total of 78 active listings there. 18/78 listings are short sales. The median price in that zip code in December 2010 was $391,000 according to Trendgraphix. The result vs. the control data? Unique Stuff in Other People's Homes...

So, if you follow me on Twitter or Facebook, you will know that several days per week, I tour the newest home listings that come on the market in different Sacramento neighborhoods.

Why do I do this? Well, it makes me a more effective Realtor. I find that I am better able to service the needs of my buyer and seller clients if I am familiar with the listing inventory in the areas that I work in. If I see something that one of my buyer clients may like, I immediately make arrangements to show the home to them. Or if I am listing a property, actually having first hand knowledge of the recent comparable home sales in the neighborhood helps me to guide sellers with regard to proper pricing. Of course, when I list a home, I open it up to other agents to tour it as well....it's good exposure.

In addition to making me a more effective Realtor, there are a couple other reasons I enjoy touring.

The first reason is - touring is a good opportunity to network and briefly socialize with other agents. The listing agent is usually present during these "broker open houses" and often times other (good, productive) agents are touring the homes at the same time. The Sacramento real estate community is really a small world...so, when I know an agent on the other end of one of my transactions, it makes for a much smoother process as there is a spirit of cooperation, and that ultimately makes for a less stressful process for my buyer or seller client.

The second reason is - sometimes the homes on tour are a little...unique. Or they have unique features. Or unique furnishings. Or unique decor. At least once every week I am pleasantly entertained (or completely disgusted?) by something found in homes on tour. What were these people thinking when they did that!? I occasionally tweet these photos, but until now have not put them on my blog...well since it seems that I run across these things so frequently, I thought I would start a regular blog feature to "showcase" the oddities that people do to or with their homes...Of course the property itself will remain unidentified. Let's start with a favorite of mine. Yes, this is a rug in a really gorgeous Sierra Oaks home, and yes it's real.

It's Official! I am a Dunnigan Realtor working out of the Land Park Sacramento Office!!

So, today is a special day.

Why, you ask? Well as of today, August 9th, 2010, I am officially a Dunnigan Realtor! And I am very excited about it. I know, I know...just last week I blogged about how I was the #1 Listing Agent at my former Lyon Real Estate Sierra Oaks office for the month of July. Welp, I didn't just wake up this morning and decide to switch brokers. This move has been a long time in the making, with a lot of careful planning. I was excited to finally be fully prepared to "pull the trigger" and make the move...there really is no good time to make a transition of this nature, but I have been hard at work making sure that the move is totally seamless for my buyer and seller clients.

To make a long story short...I will start by saying that Lyon Real Estate is truly a great company, and I will never have a bad thing to say about it or the years I spent as an agent there. The firm is solid and well managed, and is one of the largest real estate companies in our region. BUT, it ain't Dunnigan, Realtors.

Dunnigan, Realtors is small boutique real estate company. It is family owned and operated by some great people, and was founded in 1949. Dunnigan operates on one core philosophy that serves as the cornerstone of its business...The Golden Rule. “Do unto others as you would have them do unto you.” This philosophy is reflected every day in their commitment to superior service, market knowledge, and professional integrity. The Realtors who work at Dunnigan are amazing, and the there is a family-like camaraderie amongst them. The culture is much different than my former company, and they do not necessarily recognize its "top producing agents" in the same manner. So, no more preferred parking for me for being the top listing agent (or whatever)...but I gladly give that up to work here. Dunnigan, Realtors has two office locations (Sierra Oaks and Land Park in Sacramento). I think my buyer and seller clients will benefit greatly from my affiliation with them.

So, I will be working just a stone's throw from my home, in the Dunnigan Land Park office on Freeport Blvd, directly across from William Land Park. I am really excited...

Wahoo! #1 Listing Agent for Lyon Real Estate Sierra Oaks Office for 4th time 2010!

WAHOO! If you follow me on Facebook or Twitter, you will already know that today I learned that I was again the #1 listing agent in my Lyon Real Estate Sierra Oaks office for the month of July. What is completely insane - of the first seven months of 2010, I have been the top listing agent in my office for four of them (January, February, April, and now July)...in addition to earning that "Top Listing Agent" designation multiple times last year, and the year before that. I have definitely been busy with both short sales and "traditional" transactions, and this month is going to bring MANY closed escrows. I have absolutely nothing to complain about!...and again, preferred parking in the garage is MINE!

WOW. If you follow me on Facebook or Twitter, you will already know that today I learned that I was again the #1 listing agent in my Lyon Real Estate Sierra Oaks office for the month of April. What is completely insane - of the first four months of 2010, I have been the top listing agent in my office for three of them (January, February, and now April)...in addition to earning that "Top Listing Agent" designation multiple times last year. I have definitely been busy with both short sales and "traditional" transactions, and May is going to bring MANY closed escrows. I have absolutely nothing to complain about!...and again, preferred parking in the garage is MINE!

Lyon Real Estate Sierra Oaks - Top Listing Agent for the 2nd Month in a ROW!!

I am beyond thrilled to keep my preferred parking space again this month! Again, I was the top listing agent in the Lyon Real Estate Sierra Oaks office of about 130 Realtors for the month of February 2010. I achieved Top Listing Agent twice like this in a row back in mid-2008 also, and have achieved Top Listing Agent for my office numerous other times (in non-consecutive months)...including the fact that I listed the most property in my office for all of 2009...

Wednesday, February 3, 2010

Top Listing Agent - Lyon Real Estate Sierra Oaks Office...again...for January 2010!

Preferred parking is mine once again, as I was the top listing agent in my Lyon Real Estate Sierra Oaks office of +/- 130 Realtors! January was a busy month for me...I listed MANY properties, and I am happy to say that this time they were a mix of short sales AND regular listings (with a traditional seller!).

Erin's Sacramento Short Sale Experiment, Part V

Time for my fifth installment of Erin's Sacramento Short Sale Experiment! I am sure ya'll are just on the edge of your seats to find out just what has transpired in the world of short sales in our Sacramento metro area since the last time? I have deliberately allowed more time to pass between Part IV and Part V, so that we can see if a trend has truly emerged and also see what the YTD totals for 2009 are. I have continued to list more short sale properties. Let's see how this new data compares to the "control data" for the experiment and also to last month...

95624 is the section of Elk Grove closest to Hwy 99. As of right this second according to MLS, there are a total of 325 active listings there. 244/325 listings are short sales. The median price in that zip code in December 2009 was $245,000 according to Trendgraphix (an increase over last installment). The result vs. the control data? Control data was 68.6% of all active listings in 95624 were short sales, vs. 68.3% last installment, vs. 75.1% this month. BIG INCREASE over the control data, and a more significant increase over last installment. Number of 2009 closed short sales - 245.

95610 is a section of Citrus Heights. As of right this second according to MLS, there are a total of 170 active listings there. 116/170 listings are short sales. The median price in that zip code in December 2009 was $196,000 according to Trendgraphix (a significant decrease over last installment). The result vs. the control data? Control data was 60.3% of all active listings in 95610 were short sales, vs. 67.3% last installment, vs. 68.2% this month. BIG INCREASE over the control data, and a slight increase over last installment. Number of 2009 closed short sales - 85.

So in summary - of the six Sacramento area zip codes I am tracking for my experiment, 4 of them experienced an increase in the number of active short sale listings from last installment, while 5 experienced an increase over the control data...the majority of the zip codes posted pretty large proportional increases, and the one decreasing zip code I am tracking posted a huge proportional decrease. My phone definitely keeps ringing and I continue to receive emails - I am fielding lots of inquiries from homeowners looking for more information and insight from my short sale experience...buyers too are really curious about the short sale process since they are encountering so many short sale listings in our marketplace. Also (you will be aware of this if you follow me on Twitter or Facebook), I closed many of my own short sale listings since the last installment of Erin's Sacramento Short Sale Experiment...in fact I closed an Arden short sale last week, and I have another Sacramento short sale closing next week. Until next time!

I'm the Top Listing Agent in my Sierra Oaks Lyon Real Estate Office for November!

I was told today that I was the #1 listing agent for my office for last month (November)! This is the second time I have achieved that status and earned the preferred parking space in 2009! Too bad I am sick at home and have not had the chance to use my parking space yet....!!
