Do you have a Sacramento home to sell that one of my buyer clients might like?

And continuing with my buyer clients "wants and needs" series of blog posts -- here are what some of my buyer clients are looking for...are you (thinking about) selling a home that would meet any of these buyers' needs?

"Buyers A" are very well-qualified pre-approved first-time home buyers. They would like to live in Garden of the Gods or a nearby neighborhood in the Arden or Carmichael area. They are looking 3+ bedrooms, and 2+ bathrooms, decent closet and storage space, and a .15ac+ yard. Real hardwood flooring and a 2-car garage are both "must haves", and they do not mind something that needs updating. A large side yard or RV access would be a plus. Their max purchase price is $350,000.

"Buyer B" is a very well-qualified pre-approved investor buyer seeking a duplex. He ideally would like a property in the Citrus Heights, Arden, Carmichael, or nearby Sacramento areas. He would prefer 2+ bedrooms on each side and rents in the $800/month+ range for each unit. He is doing a 1031 Exchange. His max purchase price is $250,000.

"Buyers C" are very well-qualified pre-approved buyers. They ideally would like a newer or remodeled home in Arden Park, Carmichael, Land Park, East Sacramento or Pocket/Greenhaven. They would like 4+ bedrooms, and 3+ bathrooms, and 2,000sf or more. If a 2-story home, they must have a downstairs bedroom and bathroom. Their max purchase price is $750,000.

"Buyer D" is a cash buyer seeking a single family home, condo or half-plex.  He ideally would like home in the South Land Park, Hollywood Park, or Pocket/Greenhaven neighborhoods. He would like 2+ bedrooms, and 1+ bathrooms, and 1+car garage. A fixer or turn-key property would be ok. His max purchase price is $225,000.

Want to sell your investment multi-unit Sacramento property? I may have buyers for you...

Are you considering listing your Sacramento investment property (like a duplex, triplex, fourplex, or 5+ unit property) for sale? I have a couple different clients who are listing properties in other geographic areas and starting 1031 exchanges with the intent to buy investment property in Sacramento. These are all-cash buyers. And no, I'm not talking about some big hedge fund looking to buy up half of Sacramento...these are just regular people looking to make a few key investments in Sacramento real estate.

What is a 1031 Exchange? A properly structured 1031 Exchange allows an investor to sell a property, to reinvest the sales proceeds in a new property purchase and to defer all of the capital gain taxes. There are some timelines to "identify" the replacement property to be purchased that will be coming up in the near future. So timing is a critical issue.

So if you have an investment property you are considering selling -- call me. I am working with a few different investor buyers who will be participating in these tax deferred exchanges soon that need to identify their replacement purchases soon. Budgets for these purchases depend on a few factors but could be anywhere from $200,000 - $1,000,000, and they could purchase one or more properties.

Are you selling a (Land Park, South Land Park, East Sac, Pocket/Greenhaven) home that one of my buyers may like??

And continuing with my buyer clients "wants and needs" series of blog posts -- here are what some of my Land Park, South Land Park, Pocket / Greenhaven, Hollywood Park, and East Sacramento buyers are looking for...are you (thinking about) selling a home that would meet any of these buyers' needs?

"Buyer A" is a very well-qualified pre-approved first-time home buyer.  She would like to live in Land Park or East Sacramento and prefers "something with character or a unique architecture." She is looking 2+ bedrooms, and 1.5+ bathrooms, decent closet and storage space, and a yard with a covered patio. That extra half bathroom (or second bathroom) is a must have. She is open to doing some re-painting or installing new flooring, but ideally is looking for something that otherwise is move-in ready. Their max purchase price is $325,000.

"Buyer B" is a very well-qualified pre-approved investor buyer seeking a single family home.  He ideally would like home in the South Land Park or Pocket neighborhoods. He would like 3+ bedrooms, and 2+ bathrooms, an open floorplan, 2-car garage, and a large backyard. He would prefer a property that needs cosmetic updating. He would prefer a single family freestanding home, and is not opposed to a property in an HOA. His max purchase price is $250,000.

"Buyer C" is a very well-qualified pre-approved buyer. He ideally would like a newer home in a gated community in Pocket/Greenhaven or South Land Park. He would like 3+ bedrooms, and 2+ bathrooms, and 1,800sf or more. He would love a home has an open floorplan where the living area and kitchen flow through to the backyard. His max purchase price is $450,000.

"Buyer D" is a very well-qualified cash investor buyer seeking a single family home, condo, or half-plex.  He ideally would like home in the South Land Park, Hollywood Park, or Pocket/Greenhaven neighborhoods. He would like 2+ bedrooms, and 1+ bathrooms, and 1+car garage. Fixers or turn-key property are ok. He is looking to purchase multiple properties and his max purchase price is $140,000.

Are you selling a Natomas home that one of my buyers may like??

About once a month I email my entire client database (those folks who have opted-in to receive information from me -- I definitely do not SPAM anyone) a list of my current buyer client wants and needs. I am working with many Sacramento home buyers right now, and with a lack of available homes on the market in the Sacramento area, occasionally it is challenging to find listings in MLS that match their criteria. I try to creatively network with other Realtors and my past clients to find potential new listings before they go on the market...and it often works! So, to add to my other efforts, I am going to start posting what my buyer clients are looking for on my blog too. Today, I will post what my Natomas buyers are looking for...I am working with a few different Natomas buyers...

"Buyer A" is a very well-qualified pre-approved first-time home buyer.  He ideally would like a newer home in Natomas, built after 1999 -- or a significantly remodeled older home. He would like 2+ bedrooms, and 2+ bathrooms, an open floorplan, and a low maintenance/smaller yard with a patio. He is open to doing some re-painting or installing new flooring, but ideally is looking for something that otherwise is move-in ready. A single family freestanding home, or an attached cluster home or townhome would be perfect. He is open to purchasing a home within an HOA, provided that the dues do not exceed $100/month. His max purchase price is $160,000.

"Buyer B" is a very well-qualified pre-approved investor buyer seeking a home for her daughter to live in.  She ideally would like a newer home in Natomas, built after 1999. She would like 3+ bedrooms, and 2+ bathrooms, an open floorplan. She is open to doing some re-painting or installing new flooring, but ideally is looking for something that otherwise is move-in ready. She would prefer a single family freestanding home with no HOA. Her max purchase price is $185,000.

"Buyer C" are very well-qualified pre-approved buyers. They ideally would like a newer home in Natomas, built after 1999. They would like 4+ bedrooms, and 3+ bathrooms, and 2,500sf or more. They is open to doing some re-painting or installing new flooring, but ideally are looking for something that otherwise is move-in ready. They would prefer a single family freestanding home, and do not mind if it's in an HOA. Their max purchase price is $300,000.
