Another Half Marathon in the books! Finished the American River Parkway Half Marathon...


If you have been following me on Facebook or Twitter you will already know that on today I ran in the American River Parkway Half Marathon! This was my second half marathon (13.1 miles)...I just ran my first about 6 weeks ago (the Shamrock'n Half Marathon). I really liked the course for this run - we started at William B Pond (at the end of Arden Way), ran to about the Campus Commons Golf Course, and back. Pretty scenery, and lots of runners. All the funds raised benefit the American River Parkway Foundation. Here I am with my good friend Katie Vona, who also happens to be the world's greatest massage therapist -- she specializes in working on athletes. She operates Elite Massage Therapy in East Sacramento. I highly recommend her!

13th Annual East Sacramento Garden Tour 2011! Fundraiser for David Lubin Elementary School...


I love, love, LOVE the annual East Sacramento Garden Tour, and this year's event is coming up soon -- Mother's day weekend!

This year's 13th annual tour will feature 7 beautiful and awe-inspiring gardens in Sacramento's "Fabulous 40s" neighborhood...So enjoy a leisurely walk and enjoy the vast variety of lush and serene gardens. After you tour the gardens, you may also opt to have a buffet lunch at the Tea Garden at Sutter Lawn Tennis Club.

All tickets may be used for either day, and according to the event website, you may even choose to split viewing the gardens between Saturday and Sunday. All funds raised from the tour support enrichment and academic programs at David Lubin Elementary School.

Financing Sacramento Condos...it's the WILD WEST!


I have resisted the urges to write about my most recent adventure representing the buyer in the purchase of a condo until after the close of escrow...thankfully escrow finally closed on Tuesday. Tuesday was exactly 27 days after our originally scheduled 30-day close of escrow. Why? Financing issues. The good news is now the loan officer and I are basically specialists in this particular condo community -- Serenade at Regency Park at 50 Regency Park Circle in Sacramento / Natomas.

In previous posts, I have warned Sacramento condo buyers (and sellers, for that matter) that in many cases, it is EXTREMELY difficult to finance condos. In the instances of buyers seeking to use FHA or VA financing, the condo communities must be on a pre-approved list. The condos and their Homeowners Association (HOA) must meet certain criteria that is screened in advance. For conventional lending, Fannie Mae and Freddie Mac have approved lists too.

So just how do you finance a condo that is not on the FHA, VA, Fannie Mae, or Freddie Mac approved list??? That is the million dollar question!! The answer is that you must undergo the 'Exception Review' process...ARGH. This process allows the lender to ensure that the condo community meets their condo lending requirements -- for example, the HOA must have adequate insurance, there can not be a high percentage of non-owner occupied units (rental units), there can not be litigation involving the property, the HOA must have adequate cash in the bank, there can not be a high number of owners who are delinquent in payment of their HOA dues, and MANY other things.

In short, there are many condo communities that will not qualify for lending under the 'Review' process. Having said that, there are also many communities that will...but the process is so lengthy and labor intensive most loan officers are not willing to do it. Additionally, while Fannie Mae and Freddie Mac have certain requirements, individual lenders (GMAC, Wells Fargo, Chase, BofA, etc) also add their own requirements. Needless to say, the buyer and loan officer were willing to suffer through the process...the loan officer went through the process with multiple lenders, and finally found one willing to finance the condo. It literally took two months for this process. Thankfully we had a seller willing to wait out the process as well...if she had not been willing to wait for this financing, she would have had to find a cash buyer for the condo.

In the end it all worked out, but not without cooperation from all parties -- listing agent, buyer's agent (me), loan officer, buyer, seller, etc. The moral of the story, make sure everyone know what they are getting into...and if you are looking to purchase or sell a condo in Serenade at Regency Park in Natomas -- we do not have to reinvent the process if you work with me and/or the loan officer who handled this...contact me for details and I am happy to provide them.

10th Annual Land Park Garden Tour & Tea is May 7, 2011 - benefits Holy Spirit School


The 10th annual Land Park Garden Tour and Tea will be held Saturday, May 7, 2011 from 10am - 4pm. Private Land Park residences will open their gardens to the public for a single day. Tour and tea tickets may be purchased in advance by calling (916) 446-5700 or online. Tour tickets are also available at Capitol Nursery, Parkside Pharmacy, Collected Works, Lofings Lighting and at the Holy Spirit Parish School office. Tour tickets are $20 in advance, $25 the day of the event. Tour and tea tickets are $40 in advance. All funds raised benefit Holy Spirit School.

2nd Annual Sierra Oaks Garden Tour - benefits Sierra Oaks Elementary School

It's time for the 2nd annual Sierra Oaks Garden Tour! I was unable to attend last year's event, but I understand it was a great success. All funds raised benefit Sierra Oaks Elementary School programs.

The tour will take place on Sautrday, April 30 and Sunday, May 1 and feature six beautiful gardens, five on prestigious Crocker Road and one on Sierra Oaks Drive. Tickets are $20 in advance, or $25 the day of the event, and are available online or at a few local area businesses - Fair Oaks Blvd Nursery, Fringe, Gatherings, Gifted Gardener, Haus Home & Gift, Posh Shoppe, Twiggs, and at Sierra Oaks Elementary School.

Sacramento Energy Upgrades - reduce your energy consumption and locate incentives, rebates, contractors!


Looking for ways to reduce your energy consumption, conserve water, or utilize renewable forms of energy?...and lower your utility bills?...and maybe even finance the improvements? Wouldn't it also be nice to be able to research different rebates and incentives for making such improvements to you home?

Well thanks to an alliance among California counties, cities, non-profit organizations, the state's investor-owned utilities (Pacific Gas and Electric, Southern California Edison, Southern California Gas Company, and San Diego Gas & Electric Company), and publicly owned utilities -- now you can find programs, financing, rebates, and incentives available in your area (Sacramento and surrounding areas included)! The alliance is known as "Energy Upgrade California."

You can check out the website http://www.energyupgradeca.org and search by county and zip code to find different programs your home may be eligible for, and find contractors, financing, rebates and incentives for your energy upgrade projects. The goal of Energy Upgrade California is for this to be a comprehensive list, however it may not include all rebates and incentives in a given area. Energy upgrade rebates are administered by participating utilities.

Randomly selecting a few zip codes looking for available programs -- in my zip code 95818 (Land Park), there are 60 different programs available. In 95864 (Arden), there are 44 programs available. In 95628 (Fair Oaks), there are 52 programs available...you get the idea!

There are a variety of programs on the list -- installing sun-reflecting "cool roofs", replacing old appliances with new high efficiency appliances, adding wall and attic insulation, replacing incandescent lighting with fluorescent lighting, replacing pool filtration motors or pumps, replacing old central heating and air conditioning units, replacing old water heaters, installing Photovoltaic Systems (solar), installing residential small wind turbines, planting shade trees, installing low-flow water fixtures, and more!
